1 Market Appraisal

2 Presenting Your Property

First impressions count, this is a critical process when marketing your property. Make sure that anything that is in need of repair and maybe just a lick of paint is  all done before any photographs are taken.

You will need an EPC (Energy Performance Certificate) for potential buyers. This  gives information on the energy efficiency of the property. We can arrange for this on your behalf and it is valid for 10years. More information see

3 Marketing Your Property

Your property will be marketed on the two major property portals, Rightmove and Zoopla and other property portals at our discretion, along with regular updates to our registered database.
You will also receive;

  • Eye catching sale board
  • Local advertising
  • Showroom display
  • In-house search of prospective purchasers records

4 Viewings

Whether you are looking to show the prospective buyer around yourselves or accompanied viewings, we can help.

Regular feedback will be provided.

5 Receiving An Offer

Once an offer has been made you will be notified both verbally and in writing. We will also check details to ensure the buyer is in a position to proceed.

6 Accepted Offer

If you decide to accept the offer we will provide a memorandum of sale, confirming prices to all parties. At this point if you have not already instructed a solicitor we are able to provide quotes for your legal work or you may choose to instruct your own solicitor.

You will be updated every step of the way either by the estate agency team or conveyancing team.

7 Exchange Of Contract

Once the contract has been signed by both parties an exchange date and / or mutual date will be agreed for completion.

8 Completion

Completion is when monies have been transferred from the buyers account to yours. Once cleared we will release the keys.
